BAL stands for Bushfire Attack Level. As per Australian Standard 3969.2018, BAL is a means of measuring the severity of a building’s potential exposure to direct flame contact, radiant heat, and ember attack in the case of a bushfire. The lower the BAL rating, the less building requirements are needed to conform to the Code. All residential buildings must be assessed, and the rating is based on the block they will be built on.

Once assessed by an Accredited Bushfire consultant, the residence can be priced to suit the rating. A high BAL rating may call for additions to the home to comply with bushfire safety requirements. Should any costs arise that are associated with your BAL rating, you’ll be advised during the planning and design stages, well before any construction work begins on your new home.

An Accredited Assessor will be able to give your property a BAL rating. This can be done by a private consultant or an Engineer with the appropriate accreditation.

Once we have designed your house and you are happy with the design, priced it, and gained all the necessary certifications – BAL rating, site survey, energy rating, engineering, Certificate of Design Compliance (CDC), indemnity insurance and contract signed we are ready to go to the shire for a Building Licence. This stage depends on the requirements that the client has in the initial stages.

Yes. Finance must be available before construction can begin. Payments are made to the builder via progress claims at specific stages.

Payments are made to the builder at specific stages during the construction of your home. For example, a preliminary plan deposit is required so the builder can begin drawing architectural plans and acquire relevant certifications in order to price the house accurately. At specific stages payments will be required for such things as; contract deposit, slab pour, plate height (when brickwork is completed), lock up stage, fixing out stage, and then final payment at practical completion.
